If you’re eyeing a spot in a recently constructed apartment building, be sure to check their website during late spring and summer of the year prior to their delivery date to catch the beginning of their lease up process, especially considering they won’t have to wait the 6 months to offer re-signatures to current residents. 

To put it in perspective, if you’re looking to sign “early” at an existing student housing complex for Fall 2027, start exploring in the mid-late fall of 2026. Leases should open around February 2027, 6-months before August move-in. For new properties, consider starting your search in the summer of 2026, as leases typically fill up faster and don’t have to follow the 6-month renewal rule.
