What is Base Rate?

Base rate is the price that is listed for each specific floor plan on an apartment’s website. This is considered the starting rate that only includes rent. Upgrades, utilities or additional fees are not quoted in the cost.
How is Base Rate Calculated?
The base rate is determined by two main factors: the property itself (including location, amenities and age) and the specific floor plan selected by the tenant.
For traditional housing, such as rental houses or standard apartment communities, the base rate typically represents the rent for the entire unit. In these cases, all roommates sign a single lease together, and it is up to the residents to decide how the rent will be divided among themselves.
Student housing works a bit differently. Most student housing communities use individual leases, meaning each resident signs their own agreement and is only responsible for their portion of the rent. This usually includes a private bedroom and access to shared spaces such as the kitchen, living room and community amenities. The base rate represents the starting rent before additional fees or utilities are applied.

- Wi-Fi
- Cable TV
- Pet Rent
Remember that some properties will include these costs in base rent, while others may not.
